Water damage can be a nightmare to deal with. In some situations, like a burst pipe, water damage can't be avoided. However, there are some things that you can do to prevent other types of water damage from ruining your home.

Coddle Your Roof

This is a top to bottom issue. Make sure overhanging trees are trimmed. Cleaning up the gutters and downspouts is a must. This is one of the most overlooked things you can do for your home, not only do trees drop leaves and limbs into your gutters, which can clog downspouts and pool water directly onto your roof, but small animals often make homes there. A little known fact is that some trees, such as Pine trees, can drop resin onto your roof, and dried resin can be quite flammable! Much more common, though, is the water damage you will find from over-hanging trees.

Tighten up Your House

Your house itself is a minefield of electrical and plumbing that can easily cause massive water damage if not taken care of. According to studies, about 30 percent of residential flooding is caused by an appliance, such as a dishwasher or icemaker, and the other two thirds of such incidents are caused by your plumbing. And a lot of times these things are not covered by insurance policies. Check with your agent to see where you stand. A regular checkup by a professional is a good idea. A good tip is to check things like hoses and washers to make sure that they are tight and not allowing water to leak out.

Keep Moisture Away From the Foundation

The foundation of your home is in constant peril from many forms of water damage. Remember those downspouts? Make sure they are undamaged and use extenders to make sure water is directed away from your house. Also make sure trees are a good distance from your house. Shrubs and bushes should also be planted away from the home, as they can trap moisture against the foundation that can leak into your house. If you can, try and make sure your lawn slopes downward from your foundation or basement. This will prevent water from pooling and can help keep your basement, and your home, water damage free for years to come!
